Greenbelt ....?
Land that is classified as Greenbelt is clearly protected, and planning approval will only be granted in exceptional circumstances. However, we should be aware that Government policy will result in a certain amount of Greenbelt land being approved for house building. Frankly, it may not be our focus, but if the basis looks good enough then we may well consider Greenbelt land - be aware that, on average, 2,400 acres of Greenbelt is built on each year.

.... or Greenfield?
A better strategy is land that is classified as Greenfield - simply this is land that has not previously been used for development. We all know that land can easily change in character - an area that was isolated twenty years ago may now be an ideal Greenfield location simply because a nearby town has spread further out..

Our property network
Greenfield, agricultural and forestry land is far less expensive than land which currently enjoys planning consent and is known as pre-zoned land. Clearly, for the investor it is preferable and far more profitable to buy land prior to planning approval being granted.

Purchasing pre-zoned land is nothing new - large developers have stockpiled land for many years.

Every developer knows that each town and city must grow outward, which is why they are constantly looking
to acquire suitable land near to current housing. The likelihood of future planning permission is the major
factor in our selection criteria. Our eventual customer is the developer who needs to buy land that is suitable for
residential purposes.

When purchasing land through us, you are buying the freehold, which means that you own the land outright.

Selecting the land
The majority of the sites purchased by TPP have never been offered on the open market, as we rely on our network of knowledgeable contacts to ensure that we identify and then purchase property at the best possible price.

TPP carefully selects pre-zoned land in key regions of the UK, where demand for new homes is predicted to become most intense. The key is to identify suitable land that is in Government designated areas.

The buying team and consultants at TPP are constantly looking for land that meets our strict criteria. We look in zones targeted by the government for land that is adjacent to existing residential areas, as connection to services will become more straight forward.
